Room and House Extensions in Welling

We are a mile and a half from Welling, and there is a good chance we have already built on your house. The streets here were laid out with a handful of repeating 1930s types, and the extension on this page is one of them.

Welling houses
The same house, street after street

Welling was built along Watling Street between the wars, and Bexley Council’s character study describes exactly what you see when you drive through it: long, thin blocks of consistent, uniform building types. A handful of house designs, repeated street after street.

When we price a rear extension on a Welling semi, we are not guessing at what is behind the plaster. We have opened up the same layout before, know where the drains usually run, and know which wall is taking the load.

The variable here is not the house, it is the ground. The same study notes that the topography creates areas of varied built form on the steeper slopes, and that is what changes the job: the number of steps down to the garden, where the water goes, and how deep the foundations need to be on the low side. That is decided by a trial hole, not by a drawing.

Planning in Welling

Welling has no conservation areas

Welling has no conservation areas at all
The borough has 23 of them and not one is in Welling. The nearest is Red House Lane over in Bexleyheath. So the national permitted development rules apply to virtually every house here, which is the simplest planning position of any town we work in.
The Article 4 direction does not touch houses
Bexley has one Article 4 direction and it stops shops and offices in town centres becoming flats. Welling Town Centre is one of the 13 it covers, but it applies to commercial buildings, not to your extension or your loft.
Building control still applies to everything
No planning application does not mean no inspection. Foundations, steel, damp-proof course, insulation and completion each get one. We book them, meet the inspector, and hand you the completion certificate at the end.

How we work

How we run a job in Welling

01
First visit
We measure, look in the loft, check the drains run, and talk through what you want against what the house will take. Fixed price follows, agreed before anything starts.
02
Drawings and notices
Architect’s drawings if the job needs them, party wall notice to your neighbour, building control application. Design and approvals typically add eight to sixteen weeks before we’re on site.
03
Groundworks
Trial hole, then foundations dug and inspected, steel in, damp-proof membrane and slab. If underfloor heating is going in, the pipework is laid and pressure-tested before the screed.
04
Structure and roof
Brickwork, steel beams on padstones where walls come out, roof timbers, membrane, battens and tiles. A single-storey rear extension is usually ten to fourteen weeks on site.
05
Fit-out
First fix electrics and plumbing, plastering, kitchen or bathroom installation, decoration. Same team throughout, so nothing’s handed off.
06
Sign-off
Building control completion certificate, and we walk the job with you before the final payment.

Three nearby jobs, in the customers’ words

Bathroom and kitchen fitting
“Extremely hard working builders with an ability to solve problems on site, stick to tight schedules, and incorporate late changes.”
Bathroom fitting
“Space Up and his team were excellent from start to finish, providing a solution to an on-going problem we’ve had with our bathroom which previous tradesman had not been able to fix. Yuriy came to inspect, provided a clear plan of action, a competitive and transparent quote and carried the work out to a very high standard. He was great to communicate with and made the whole project run very smoothly. Will be my go to tradesman for future work I have and would fully recommend him to others. Thanks again!”
Bathroom fitting
“Fantastic service, highly recommended. Space Up were very fast to respond to my enquiry and completed the job perfectly within a tight turnaround time. The price was much better value than other quotes I obtained, and communication was impeccable. I’ll definitely use them again.”
Questions

Questions we get in Welling

01.

Do I need planning permission for an extension in Welling?

Usually not, and Welling is the easiest place in the borough for this. There are no conservation areas here and the Article 4 direction covers town-centre commercial buildings only, so the national permitted development rules apply to virtually every house. That is three metres beyond the rear wall on a semi or a terrace, four on a detached house, and up to six or eight under the larger home extension scheme where the neighbours are consulted first. We check your address on the first visit and tell you which applies.

02.

Is any part of Welling a conservation area?

No. Bexley has 23 conservation areas and none of them is in Welling. The nearest is Red House Lane in Bexleyheath. If you are near the boundary we will check the map before anything is drawn, but for the great majority of Welling addresses it does not come up.

03.

My street slopes. Does that change the job?

Yes, and it is the main variable here. Bexley’s own character study notes that the slopes are what create the variety in an otherwise uniform area. On a sloping plot it decides how many steps you need down to the garden, where surface water goes, and how deep the foundations run on the low side. We dig a trial hole before pricing so that depth is a measurement rather than an assumption.

04.

What does a skip cost in Bexley?

The council permit is £65 per application and lasts fourteen days, applied for at least two working days before the skip arrives. If it has to sit in a parking bay, the suspension is £30 a day or £80 a week. That is on top of the skip hire, and all of it goes in the quote.

05.

Will I need a party wall agreement?

On a semi, one, with the neighbour you share the wall with. The notice goes out under the Party Wall etc. Act 1996 before work starts, and most neighbours sign the consent form once they understand what is being built. On a terrace it is two notices. We prepare them.

06.

How long does the whole thing take?

Design and approvals typically add eight to sixteen weeks before anyone is on site. A single-storey rear extension is then usually ten to fourteen weeks of building, and a dormer loft conversion eight to twelve. You get the programme in writing before we start, not after.

Tell us about your Welling project and we’ll come and look.
