Do I need planning permission for a kitchen extension in Orpington?

The national permitted development rules apply: three metres beyond the rear wall on a semi or terrace, four on a detached house, and up to six or eight under the larger home extension scheme where the neighbours are consulted first. On a semi, one, with the neighbour you share the wall with. The notice goes out under the Party Wall etc. Act 1996 before work starts, and most neighbours sign the consent form once they understand what is being built. On a terrace it is two notices. We prepare them.
